Class 1: Foundations of Private Lending
In this session, you’ll learn what private mortgages are, how ‘C’ lending differs from A and B lenders, the key players in every deal, and the legal basics. You’ll walk away knowing why private lending is such a powerful, flexible wealth-building strategy.
Class 2: Understanding Deal Structures
This session covers the mechanics of private lending including LTV ratios, terms, rates, fees, the differences between 1st and 2nd mortgages, and open versus closed terms. You will also learn key exit strategies and why having a clear path out is vital to protecting your capital.
Class 3: Deal Flow & Sourcing Opportunities
Learn how to source quality mortgage investment opportunities through referral partners, brokers, and agents. We will cover underwriting fundamentals, red flags to avoid, fraud protection, and the 5 Cs of Credit. Steven will also share the exact tools and filtering process he uses in his business.
Class 4: Underwriting & Due Diligence
This session covers the critical due diligence every private lender needs to master. You will learn how to read title searches, appraisals, and inspections, and understand key legal documents such as commitment letters, disclosures, mortgage agreements, and PPSAs. We will also cover insurance, taxes, and how to protect your rights if things go wrong.
Class 5: Deal Analysis & Creative Structuring
In this session, we focus on two of the most important documents in any deal: appraisals and credit reports. You will learn how to spot inconsistencies, assess borrower strength, and confirm property value. We will also introduce creative deal structures such as Wrap Mortgages and Agreements for Sale, and how to use them strategically.
Class 6: Pricing & Closing the Deal
This session takes you through the final stages of a private lending transaction, from setting rates and fees to funding the deal and getting paid. You will learn how to work with lawyers, brokers, and admin teams, manage timelines, and ensure documents are complete. We will also cover common closing issues and how to navigate them to protect your investment and reputation.
Class 7: Managing Your Loans
In this session, you will learn how to manage private loans after funding. We will cover monthly payments, interest reserves, prepaid interest, and how to stay on top of each. You will also learn how to handle delays or defaults, manage renewals and payouts, and build strong relationships with brokers and borrowers to keep your deal flow steady.
Class 8: Scaling Your Private Lending Business
In the final class, we focus on turning your lending skills into a scalable business. You will learn the systems, SOPs, and branding strategies that grow deal flow and reputation. Steven shares how he has closed more than $400M in deals and how you can apply the same principles to build lasting wealth through private mortgages.
